Whitefish relining is a different job from Kalispell relining, and the difference is not only the size of the invoice.

The chimneys are bigger - full stone stacks, frequently carrying two or three separate flues for a main fireplace, a lower-level appliance and sometimes a furnace. Each flue is its own system with its own condition, and a report that says "the chimney" without saying which flue is not much use to anybody.

The other difference is who is reading the report. A large share of buyers here are not in Montana and will not be standing on the roof. They are making a five or six-figure decision about a component they cannot see, from a screen, often on a deadline. That puts the weight on the footage and on a scope specific enough that a contractor two thousand miles away could price it independently.

Flue by flue, and why we itemise it that way

We number the flues, run each one separately, and quote each one separately. It happens regularly that one flue needs lining and the others are sound - and quoting the stack as a single lump would take a $2,600 job to something several times that without anybody lying.

Itemising also survives the negotiation better. When the finding is "flue 2 of 3, cracked tile at the second and third sections, $2,600 to line", both sides can check it, and neither agent has to take a number on trust. When the finding is "chimney needs work, around $9,000", the conversation goes somewhere unproductive.

One more thing specific to this market. Newer high-end builds here often vent through class-A insulated pipe hidden inside a stone chase rather than through masonry - it looks like a stone chimney and is not one. That system does not get relined, it gets sections replaced, and it is a much cheaper answer. Establishing which one you actually own is the first five minutes of the visit.
